During this first quarter, we have closely analyzed the evolution of the sector in our main areas of operation: Sitges, Vilanova i la Geltrú, Sant Pere de Ribes, Les Roquetes, Olivella, Canyelles, Cubelles, and Cunit.
The general trend? We continue to observe a very active market, with a constant demand that contrasts with an increasingly limited supply of homes. This dynamic of "high demand and low stock" continues to support the value of properties, maintaining or even raising the price per square meter in most towns.
One of the most relevant indicators of this quarter has been precisely the evolution of the price per sqm, as it allows us to understand with greater precision how the market is reacting in each municipality.
In Sitges, the average price per sqm currently stands at €5,520/sqm, remaining the highest value in the entire region. Although there has been a slight adjustment this past month compared to February, the municipality continues to consolidate itself as one of the most exclusive and sought-after markets on the Catalan coast. The average sale price reaches €841,016, while the number of available homes continues to shrink, reflecting a limited supply and a highly consolidated demand from both national and international buyers.
Sant Pere de Ribes continues to show a very stable and positive evolution. Currently, the average price per sqm reaches €3,084/sqm, with a progressive increase during the quarter. The average sale price stands at €596,232, consolidating the growth of the municipality as one of the main residential alternatives in Garraf. The area continues to attract especially families and buyers looking for more space, tranquility, and proximity to both Sitges and Barcelona.
Vilanova i la Geltrú also maintains a positive trend, currently reaching €3,270/sqm. It is one of the cities with the greatest stability in the real estate market in the area, thanks to its combination of services, train connection, commercial offer, and quality of life. The average sale price currently stands at €356,845, while home turnover continues to be high, a sign that demand remains active.
Les Roquetes continues to gain attractiveness within the region, especially among buyers of first residences. The price per sqm currently stands at €2,619/sqm, maintaining a positive and constant evolution during the quarter. In addition, the average sale price already reaches €331,546, showing a clear consolidation of the market in the area. Despite this, it remains one of the towns with the best relationship between price and location within Garraf.
In Canyelles we also observe a positive evolution during the quarter. The average price per sqm currently reaches €1,996/sqm, maintaining an upward trend month after month. The average sale price stands at €339,868, while home turnover continues to increase, reflecting a dynamic market with active demand within the area.
Olivella continues to consolidate itself as a very attractive alternative for buyers who prioritize tranquility, a natural environment, and spacious homes. Currently, the average price per sqm stands at €1,812/sqm, showing progressive growth during the quarter. The average sale price reaches €388,504, while home turnover continues to be especially high, a sign of constant buying activity and growing interest in the area.
Cubelles maintains a stable and balanced situation. Currently, the price per sqm stands at €2,885/sqm, while the average sale price reaches €342,938. The population continues to arouse much interest from buyers looking for proximity to the sea, tranquility, and more accessible prices than in other nearby coastal areas to Barcelona. Although the volume of homes for sale has decreased during the quarter, demand continues to be constant.
Lastly, Cunit continues to show a positive evolution and a growing consolidation within the residential market of Baix Penedès. The average price per sqm currently reaches €2,503/sqm, registering a progressive rise during the quarter. The average sale price stands at €312,465, making it a very attractive option for buyers looking for housing near the coast with a tighter investment.
In general terms, during this quarter we observe a progressive reduction in the number of homes available for sale in practically all the areas analyzed. This continues to confirm that the available supply continues to be limited and that correctly valued properties maintain good marketing times.
Home turnover also continues at stable levels, especially in Sitges, Vilanova i la Geltrú, and Sant Pere de Ribes, where buying activity remains high despite the current market context.
